As a buyer’s limited agent, we would be representing the buyer in a real estate transaction. We are a buyer’s limited agent unless we already have a written agreement or consents of another agency in place. In the case of a limited dual agency where we are representing both the buyer and seller, full disclosure will be made to both the seller and buyer and written consent of both parties will be obtained. A buyer’s agency may also be created by written agreement between the buyer and our company. We provide our buyers with exclusive representation on properties listed with other real estate companies. We work with cooperating brokers to locate the ideal property at no cost to the buyer. Through a comprehensive network of real estate professionals we are constantly researching the market. As a result, we are aware of properties for sale in the area and are better able to assist in locating the type of property that suits a buyers needs.
As a seller’s limited agent, we would be representing the seller in a real estate transaction. We are a seller’s limited agent upon entering into a listing agreement to sell their property. In the case of a limited dual agency where we are representing both the buyer and seller, full disclosure will be made to both the seller and buyer and written consent of both parties will be obtained. We provide our sellers with exclusive representation on their property listed with our company. We offer our expertise in the marketing of the property including visable posting of signs on the property, local advertising in papers and on radio, and posting on our website as well as marketing through our network of real estate professionals. We will cooperate with other brokers and share our commission as agreed between brokers if a sale results from them possessing the buyer. We feel this cooperation is imperative in facilitating the sale of a property and representing the sellers best interest. Through our comprehensive network of real estate professionals we have a customer list of buyers looking for several types of property.
In addition to buyer and seller services we also offer other services that compliment our business including BPO’s, CMA’s, and Notary Services. A BPO formally known as a Broker Price Opinion is an estimate of the fair market value of a property for banks/lenders, asset managers, and mortgage companies. This generally involves an interior or exterior inspection, photos of the inspection as well as of comparable properties, and supporting documentation of both. The price for this service depends on the extent and is negotiated between the broker and the company requesting. A CMA formally known as a Comparative Market Analysis is the determination of a properties market value for property owners considering selling or needing a value assigned to their property. This entails interior and exterior inspections, researching comparable properties that have sold in the last year, and knowledge of similar properties on the market. The price for this service depends on the extent, time spent, travel, etc. We provide Notary Services administering oaths and serving as an official witness during the signing of important documents. This service comes in particularly convenient during the acceptance of a Purchase Agreement omitting the hassle of our clients or customers having to make arrangements with a notary during set business hours. We offer this service free of charge as a courtesy.
